| Position Summary: |
The Assistant Community Manager is responsible for assisting the Community manager with implementing the approved management plan for the assigned property. The approved management plan includes the following elements: maintenance of the physical appearance of the property, maintenance of occupancy standards at the highest level achievable, provision of maximum level of service to residents, promotion of good resident relations, reduction of excessive operating costs, and minimization of bad debt. |

| Job Functions : |
1) Familiarize and become knowledgeable of the Affirmative Fair Housing Market Plan for the assigned property.
2) Prepare leases and other forms as requested.
3) Perform various clerical duties (typing, filing, answering phones, etc.).
4) Show vacant/model apartments and receive applications from applicants.
5) Assist Community Manager in the processing of applications to include verifying credit and rental references, following-up to ensure verification forms have been properly signed, and mailing forms to appropriate parties for completions.
6) Assist Community Manager with the re-certification process.
7) Assist Community Manager with bookkeeping responsibilities.
8) Collect rents and landlord delinquencies as needed.
9) Monitor timely completion of unit preparation for occupancy and compliance with company standards.
10) Input required data into the Yardi Voyager system. |

| Requirements : |
1) HS Diploma or GED.
2) 1 to 3 years related property management experience
3) PC, Windows, and internet navigation proficiency |

| Working Conditions : |
Duties are conducted primarily in an in doors office environment. It is necessary to go outside to walk the property, show units to prospective tenants, and perform unit inspections. |
