Columbia Residential is looking for a Senior Community Manager to become a part of our team! The Senior Community Manager will be responsible for communities located in Fort. Worth Texas. Position: Senior Community Manager Reports to: Regional Manager:

Position Summary: 

The Senior Community Manager is responsible for supervising the implementation of the approved management plan under the immediate supervision of the Regional Manager. The approved management plan includes the following elements: maintenance of the physical appearance of the property, maintenance of occupancy standards at the highest level achievable, provision of maximum level of service to residents, promotion of good resident relations, reduction of excessive operating costs, and minimization of bad debt. 

Job Functions: 

Read and become familiar with Affirmative Fair Housing Market Plan for the assigned property.

Monitor leasing and marketing activity for the property. 

Monitor the processing of applications to include verifying credit and rental references, following up to ensure verification forms have been properly signed, and mailing forms to appropriate parties for completion. 

Monitor the administration of the tenant re-certification process.

 Ensure compliance with the property budget by established guidelines. 

Monitor the collection of rents and landlord delinquencies as needed.  Ensure timely completion of unit preparation for occupancy and compliance with standards. 

Provide supervision of routine maintenance to residents and follow-up for assurance of resident’s satisfaction. 

Provide guidance and supervision to the Leasing/Assistant Manager and site Maintenance Staff. 

 Ensure that all required information is input into the Company’s property management software systems according to scheduled deadlines. 

Supplemental Compensation: 

  • Quarterly NCI bonus (if qualified), Monthly auto allowance

Job Requirements: 

  •  HS Diploma or GED 
  •  Minimum of 2 years LIHTC experience 
  •  Minimum 3 to 5 years of previous property management experience 
  •  PC/Internet proficiency 

Supervisory Responsibility: 

  • Will supervise all staff assigned to that community. 

Working Conditions: 

  • Duties are conducted primarily in an office environment. It is necessary to go outside to walk the community, show units to prospective tenants, and perform unit inspections.
