This year also represents a significant milestone for Columbia Residential: 35 years of “building cathedrals for God’s children.” What began with Noel Khalil’s vision to create high-quality, affordable housing and to place residents at the center of every decision has grown into a mission-driven platform that continues to strengthen neighborhoods and expand opportunities for families and seniors across the Southeast.

Advancing our Mission

In 2025, we made significant progress in expanding and preserving affordable housing across our portfolio, while laying a strong foundation for continued delivery in 2026 and beyond.

Key Highlights

• Completed construction on three new communities in Athens, Decatur, and Atlanta, Georgia, providing 350 high-quality affordable homes for individuals, families, and seniors.
• Closed eight new development transactions totaling $335 million in total development costs, supported by nearly $140 million in federal Low-Income Housing Tax Credit (LIHTC) allocations.
• Leased more than 600 apartment homes across new communities in Georgia, Florida, and Texas.
• Invested $137 million to preserve long-term affordability and renovate aging senior and multi-family communities in Atlanta and Marietta, Georgia.
• Completed the largest resident relocation in our company’s history at Cosby Spear Highrise, partnering with Atlanta Housing and Dash & Dwell to support the $102 million preservation of 282 senior apartments in Atlanta’s Old Fourth Ward.
• Advanced five new construction projects in Athens, Chattanooga, Fort Worth, and Houston, furthering our commitment to expanding high‑quality affordable housing across the Southeast region.
• Expanded Matter Health partnership, improving access to healthcare for 711 additional households and bringing the total participation to 973 senior households across seven communities.

Investing in People and Community

At the heart of our work are the people and communities we serve. Over the past year, we have engaged more than 2,000 residents through a range of events and initiatives, including our annual back-to-school celebration, senior “gratitude luncheons,” and breast cancer awareness walk. These programs support wellness, workforce stability, and youth engagement while strengthening connections across our communities.

We also completed another successful internship program, providing students from Georgia State University, Morehouse College, Kennesaw State University, Georgia Tech, and the University of Tennessee with hands‑on experience and early‑career exposure as we invest in the next generation of industry leaders.

2026 Outlook

In 2026, we look forward to celebrating the completion of Heritage at West Lakes and the first tower of Cosby Spear in Atlanta, Miles Crossing in Columbus, Renaissance III in Fort Worth, and One Westside Phase I in Chattanooga. Preservation efforts will continue with a focus on Columbia Commons, Columbia Estates at West Highlands, and the Retreat at Edgewood in Atlanta.

At the same time, we remain committed to operational excellence and to expanding technology that enhances efficiency across our portfolio. These milestones position us to deliver more than 900 affordable and mixed‑income apartment homes in 2026, advance critical rehabilitation projects, and help enhance neighborhoods that are vibrant and full of possibility.
